First Infra
firstinfra.dev

We develop AI infrastructure with community commitments first.

We own and develop powered land and the infrastructure AI runs on. "First" means sequence: our commitments to the community come before approvals, in writing.

Infrastructure, in .dev.
dev (noun) — short for development.
Land in dev. Power in dev. Campuses in dev.
And a community that's better off at the end of it.

We own it. We build it with partners.

First Infra owns the assets AI infrastructure needs, from raw land to energized campus. We sponsor each project and bring in specialist engineering, construction and operating partners to deliver it. Three ways in:

01

Land, powered

We take raw land and make it powered land: securing grid interconnection, or building generation behind the meter, then holding the site for lease or sale.

02

Campuses, built

Powered land, generation and data center buildings, developed together with our engineering and construction partners. We lease as the direct landlord, or we may sell the finished asset. In some cases we may operate it ourselves.

03

Power, first

Where power is the scarce thing, we start there: acquire or build generation, then assemble the land next to it.

Power plants and data centers are built from generation, switchgear, cooling and other equipment. We own it on the projects we own and build with partners, and it goes with the project when we lease or sell it.

See what we do

Built to give back.

Neighbours of data centers have good reasons to be wary: power bills, water, noise. We don't ask anyone to take our word for it. On every project we develop, First Infra commits in writing to:

  1. A community benefits agreementoffered before approvals, not after.
  2. Ratepayer protectionno costs shifted onto other customers.
  3. Quiet by designcooling and layout chosen to keep noise low at the source, and enough land under our control around the buildings to keep neighbours well clear.
  4. Heat put to usea waste-heat assessment for every site, with food production as our reference use.
  5. Open books on resourcespublic reporting of power, water and heat.
  6. Local firstworking with nearby technical colleges and local employers on skills and hiring.

If we can't commit to it in writing, we shouldn't build it.

These are First Infra's commitments while we own and develop a project. How they work

Who we work with

Landowners and power owners

You have land, a site or generation. We can buy, lease or develop it with you.

Submit a site →

Tenants

You need powered capacity on a timeline. We are the developer and the direct landlord, with no layers in between.

Talk capacity →

Communities

You want to know what is binding before anything is built. We'll show you.

What a good site looks like.

  • Power: a credible path to it, from the grid or from generation we can build beside the site
  • Land: enough contiguous acreage to leave real distance between buildings and neighbours
  • Water: a sustainable supply that doesn't compete with the community
  • Fiber: reachable, though rarely the deciding factor
  • Zoning: a jurisdiction that wants the project and has a clear process

We don't need everything ready. We need a believable timeline from the conditions you have to the power we can deliver.
