We own it. We build it with partners.
AI needs three things in the same place: land, power and buildings. First Infra owns all three. We sponsor each project, and we bring in specialist engineers, builders and operators to deliver it. We own the assets while we hold them. There are three ways in, depending on what a site already has.
Three paths
Raw land to powered land
Start: land with potential and no power.
What we do: secure the power through grid interconnection, generation behind the meter, or both, and handle the entitlements, studies and permits.
Ends: powered land, held for lease, sale or development.
Powered land to a built campus
Start: a site that has, or has a credible route to, power.
What we do: sponsor the generation, buildings and supporting equipment as one project, with specialist partners doing design, engineering and construction.
Ends per project: lease (we are the owner and direct landlord), sell (we may sell the finished asset), or in some cases we operate it ourselves.
Power first
Start: a power asset, or the chance to build one, where power is the scarce thing.
What we do: acquire or build the generation, then assemble the land beside it.
Ends: a powered site, developed along Path 2.
Our role, and our partners
What we bring
An owner's view: control of the site, a plan for power, the commercial structure, and the written commitments to the community. We carry the owner's risk and we are your counterparty.
What our partners bring
Design, engineering, construction, operations and certification. We select specialist partners for each project, and we hold them to the standard the project needs.
We say this plainly because it is true. We are owners, not an engineering firm.
Power, in practice
Power is the hard part, and sites get power in different ways. We work across grid-connected power through utility interconnection; behind-the-meter generation, including gas-fired and solar, so a project doesn't have to wait on the grid; and combinations, where on-site generation bridges to grid power over time.
We don't need every piece in place at the start. We do need a believable path from where a site is today to energized power, and a realistic timeline for it. We'll say plainly where a route has regulatory questions we haven't resolved.
Equipment
Power plants and data centers are built from equipment: generation, electrical gear, cooling and the systems around them. On the projects we own and build with partners, we own that equipment too. It goes with the project when we lease or sell it, so what a tenant or buyer receives is a site we've designed end to end.
How a project moves
- 1. ScreenLocation, power route, land, water and fiber.
- 2. UnderwriteDetailed diligence on power, land, zoning, environment and cost. This is also where we listen: for the specific site, we work with the community representatives identified by local authorities. If we can't earn agreement, we walk away.
- 3. StructureWe choose the path and agree terms with partners and tenants.
- 4. BuildOur partners handle permits, interconnection and construction, with our written community commitments in force.
What this means for you
If you have land or power
We can buy, lease or develop it with you. Start with a short description of the site. We don't ask for documents until we've both agreed to talk.
Submit a site →If you need capacity
We are the developer and the direct landlord. You deal with the owner. Tell us what you need, where and by when.
Talk capacity →If you represent a community
We'd like to hear what a good project looks like to you before we propose one.
Community partnerships →We own it, we build it with the right partners, and while it's ours, we answer for it.
