Powered capacity, direct from the owner.
You need megawatts, on a timeline, with no surprises. First Infra develops and owns powered sites and leases them directly to tenants. You deal with the owner, not a chain of intermediaries.
Who this is for
Hyperscalers and cloud providers · AI labs and neoclouds · Colocation and data center operators · Enterprises with large AI workloads
What you get
One counterparty
We are the developer and, on a lease, the direct landlord. One owner, one conversation, no layers between you and the site.
A route to power you can plan around
For each site we show you how it energizes (grid, generation behind the meter, or a combination), the conditions that have to be met, and the milestones that follow. We'll say plainly which conditions are still open.
One owner, a team behind it
We own or control the land and own the power generation and the buildings, and specialist partners design and build them. The equipment that makes it work comes with the site.
A long-term lease
Our standard structure is a long-term lease. Terms are negotiated per project.
What we bring, and who builds it
What we bring
We own the site and carry the owner's risk. We secure the land and a route to power, set the commercial structure, make the written community commitments, and select and manage the specialist partners who design and build.
What our partners bring
Design, engineering, construction, operations and certification. Whatever availability level, power density or cooling approach your workload needs, we bring in partners who deliver it. You tell us the requirement, and we tell you who would build it and what it means for the timeline.
Sites we pursue
Campuses of roughly 50 to 300 acres, with power from around 75 MW up to several hundred MW, delivered in phases so capacity arrives as it is needed. We are open to new campuses and to existing buildings that can be repowered or converted.
Ways to take a site
Powered land for a tenant to build on, powered shell, or a fully built campus delivered by our partners. Leased to you, or, where it suits both sides, sold.
Power
Grid interconnection, generation behind the meter, or a combination, with on-site backup. The route to energization is part of every site.
Need something outside this? Tell us. We'll say plainly whether we can deliver it with the partners we have.
A story you can stand behind
Communities worry about power bills, water and noise, and the polls show it. On every project we develop, First Infra makes written commitments to the host community: a community benefits agreement, ratepayer protection, quiet by design, heat put to use, open reporting and local training. For a tenant, that means you can point to something specific when your name is on the building.
You are not required to take these commitments on. They are First Infra's, and they apply while we own and develop the project. How a tenant chooses to tell the story is up to you.
How it works
- 1. Tell us what you needCapacity, region, and when you need power.
- 2. We tell you where we standIf we have a site that fits, we say so. If not, we say that too, and we don't promise to find one.
- 3. NDA, then a site packagePower studies, land, environment and timeline.
- 4. Letter of intentIf the site fits, we agree terms.
- 5. Lease and buildOur partners build to your requirements, with our community commitments in force.
